This search is performed to identify or verify real property ownership as well as to determine the value of a particular property. In addition, details such as the type of property (commercial office space vs. single family residence), land usage (parking lot vs. vacant land) and details about the property (number of bedrooms & bathrooms, pool, attached garage, etc.) are included.
In-depth property ownership research can be performed using an individual’s address history, which is derived from a Social Security number trace. Using the address history, research can be performed on the property at each address to determine if the subject of the investigation previously or currently owns each property.
In addition, this search is invaluable for obtaining tax assessment information, such as the latest tax roll prepared by the office of the Recorder of Deeds for the relevant county and records such as total assessed value, land value, improvement value and total value.
By accessing vesting information, a title search can be an ingenious way to identify pertinent details about the subject of your investigation. For example, if you need to determine if your subject is single or married, but cannot find a copy of a marriage certificate, the vesting information for property owned by the subject may provide that specific information. In addition, when preparing for possible litigation, an asset search that includes a title search can greatly aid in determining if the cost of pursuing a lawsuit is worthwhile; if the possible opposing party owns five residential properties and ten rental properties, pursing legal remedy is a more viable option.
